roof-maintProper maintenance adds many years to the life of your roof. It’s important to keep your roof and gutters free of debris. After a storm we remove the debris and assess what, if any, damage was done to your roof.

Depending on your specific situation and roof type, we will remove leaves and debris; clean and coat your roof; and periodically check your roof for leaks. Tile roofs have their own specific needs — including moss removal, sealing and cleaning.

Roof Maintenance Program

In addition to specific maintenance requests, Eastwind Roofing has developed a Roof Maintenance Program to extend the longevity of your roof and proactively identify problem areas
preventing costly repairs in the future.

  1. construction-300x202Check and clean all gutters systems on people’s homes preventing excess debris and water back up allowing the gutters to do their job. Ultimately, this prevents leaks and saves you costly dry rot repairs in the future.
  2. Identify areas where sealants may have broken down over time due to elements such as sun and rain exposure. Re-seal these areas including skylights, exposed nails, plumbing/heating vents, chimney flashing, metal valleys, etc.
  3. Ensure all metal flashing is painted and shows no sign of rust. In addition to the cosmetic benefits, by doing this the flashing will last much last much longer.
  4. Clean any skylights or “roof windows.” Inspect their operation and advise homeowner of any problems.
  5. Clean the chimney saddle as a preventative measure against leaks in that area.
  6. Inspect for pests that can live up on the roof or work their way into the attic of the house including birds, rats, mice, squirrels, raccoons, bees, etc.
  7. Address the special needs of tile roofs:Install and remove holiday lights. An additional fee may apply depending on how extensive the lighting needs.

a. Inspect the valleys:  The valleys need to be checked for debris. If left unchecked, excessive debris could cause the water to damn up, ultimately breaking down the materials and causing a leak. Cleaning valleys requires the removal and replacement of tiles, so an extra charge would apply if they need to be cleaned.

b. Inspect the wall to roof flashing:  The same condition can also happen wherever you have a wall to roof situation or a chimney.

c. Repair/replace cracked tiles. There is an art to walking on tile to limit breakage, and even if no one walks on the roof, there is still a possibility of cracking post-installation.

d. Check and repair tile slippage in key leak prone areas where nails cannot be used in installation.

8. Install and remove holiday lights. An additional fee may apply depending on how extensive the lighting needs.

Flat roofs have distinctive problems. They puddle water and hold debris (leaves). Because water doesn’t run off of flat roofs, there is no margin for error. Debris should be regularly removed and drains kept open. We recommend setting up regular roof maintenance and have a specific program in place for flat roofs. Please call us for details.

Routine maintenance extends the life of your roof. The National Roofing Contractors Association states: “…once the roof is installed, nothing is more critical to its long-term performance than establishing a program of regular inspections and proper maintenance”.
