How do I choose the right roofing contractor? top2

When you are considering a major expense like a roof, it is wise to carefully evaluate roofing proposals. Price is important, but make sure that critical factors are comparable:

  • Get detailed quotes and compare the estimates paying special attention to the materials used, work to be done and costs.
  • Be sure to talk to people who have previously used these contractors. Ask if they had any complaints, if they were responsive to your calls and questions, if they cleaned up well, if they finished on time, kept to the contract etc. Roofing businesses rely on referrals, so find out what you can, and choose the one that suits you best.
  • Use contractors with a State Contractor’s License in good standing (you can contact the Contractors State License Board (CSLB) at 1-800-321-CSLB or go to www.cslb.ca.gov to check any licensed contractor’s status), and that s/he understands local ordinances
  • Select a roofing contractor that carries adequate liability insurance (this is very important so that you are protected in the event of an injury on your property), carries worker’s compensation insurance, and is bonded.
  • Discuss labor warranty and ensure your roofer has a solid understanding of manufacturer warranty distinctions including transferable product warranty.

It outlines materials to be used and how the particular materials will be installed as well a payments and delivery schedule.

What should I do if my roof is leaking? top2

Can my roof be repaired? What can I do to check my own roof? top2

It’s usually best to have an experienced roofer inspect your roof when deciding whether to repair or replace your roof. However, you can first do an inside roof inspection and call us for an outside inspection.

Look for signs that the roof is failing such as stains on the ceiling, paint that is peeling, damp stains on wood, rafters or wet attic insulation. Ensure that there is no daylight visible from the inside of the roof. You also need to take into consideration the age of the roof. Are your 40-year asphalt shingles more than 20 years old or were they installed just a few years ago? If the roof is well within its lifespan and you aren’t seeing other warning signs, chances are good you can simply repair and/or replace those shingles that are causing a problem.

From the outside, we will inspect the roof covering for slipped, missing, or broken tiles or shingles; blistering of the surface materials; sagging areas; and spongy areas of roof deck. We will also check the eaves of your roof for water stains and check drains or gutters for clogs. Any of these conditions can lead to leaks.

Why does my roof leak? top2

Roofs leak from a break in the waterproofing layer usually caused by one of the following reasons: mechanical damage (i.e., someone dropping an HVAC access panel on the roof), an opening in the sealant, high winds and other weather damage, and from deterioration or defects in the roofing material. The key to roof management is leak avoidance. Find and correct defects before they leak, because once it leaks, the damage could spread compromising the whole roof and sub-roof integrity (wood rot and mold).

Do I have to replace my roof if it leaks? top2

Not necessarily. Leaks can happen for a variety of reasons; from easily repairable problems with “flashing conditions” (where a/c units, vents or skylights are located) to more complicated issues of extreme wear. We will come out and assess the situation for you, at no charge. We will provide you with a written estimate of the cost associated with your problem and tell you exactly what work is necessary. But please don’t wait for the roof to leak, we’d be happy to come out and give you a free maintenance assessment.

What should I do if I find a puddle of water somewhere in my home? top2

If you notice a leak, cover the things you can’t move, and get a bucket to place under the leak. Then give us a call, so we can determine what type of repair needs to be done.

Does it really matter if my roof has broken or missing tiles or shingles? top2

Broken or missing tiles can allow the sun to beat directly on the protective tar paper layer that’s beneath them. When this happens the tar paper will become brittle and crack, and you will end up with holes thus eliminating the water barrier. Any water getting into your house may cause damage to the interior as well as your personal belongings. It can also cause mold to start growing. The sooner you notice any trouble spots on your roof and have them repaired, the better off you’ll be.

Can I replace missing and damaged tiles or shingles without calling a roofing contractor? top2

We recommend that you use a professional. You run the risk of damaging more tiles or shingles by walking on a roof improperly.

Installing a New Roof / Roof Replacement

How much does it cost to replace a roof? top2

There is no simple answer to how much the bottom line will be for your roofing project. A bid from your contractor will be based on the following: square footage, the pitch of your roof, accessibility to the site/roof, types of materials selected, number of stories in your home, complexity of your roof, removal of old roof, permits and licenses, operating costs (insurance, workers compensation, etc.) and labor.

The average cost to replace a roof runs from approximately $6K to $10K depending on the size of the roof and the selected materials.

Should I have my old roof removed before the new one is installed? top2

Typically you should remove your current roof before installing another. Generally, experts estimate that the life of your new roof will be cut by as much as 20% if it is installed on top of the existing roof. We highly recommend removing the old roof.

How long does it take to replace a roof? top2

Replacing a roof, whether on a commercial or residential building, is a labor-intensive project and, depending on the type of roof, could take anywhere from a few days to 2 or more weeks. The time involved is substantially affected by the weather, as well. Wind, snow, rain, or even just the threat of one of these and will slow the process considerably.

What time of year is the best time to install a roof? top2

In Northern California, our dry season is certainly the time to inspect roofs and to perform roof maintenance, repair, and replacement. The best and most cost-effective time to schedule work on your roof is from April to August. September and October are always busy times which can delay scheduling your project and may increase costs due to time sensitivity (not only the excess supply of projects but also the race against the rain). From November to March, rain is common and intermittent making it more challenging to secure dry periods for roof installation.

Do I need a permit to have my roof replaced? top2

Almost assuredly and we take care of the permitting process for you. Pricing for a permit will vary from area to area. Some will be a flat fee whereas others may be based on the size or value of the project. Our pricing includes any associated permit fees.

What is the best roof? top2

Unfortunately there is no one solution in the roofing industry that solves all roofing problems. What the roofing industry does offer is a wide variety of good products from a lot of different roofing system manufacturers. The key to selecting a proper roofing system is identifying the specific roof design needs of your building and how each roofing system meets those needs. General Considerations

How much does the roof count toward the overall value of my home? top2

Your roof is both an improvement and an investment protecting your home and its contents. Your roof is a vital system consisting of the exterior layer of protection, air and heat flow, and water vapor diffusion. It is also a key component of the “curb appeal” of your home. Whether you survey your neighbors or professional realtors, your roof accounts for 40% of the overall assessment of curb appeal.

Do I need to address ventilation when I get my roof repaired or replace? top2

Ventilation is necessary because it ensures durability and longevity of your roof. The industry standard is that for every 300 square feet of attic space you need one square foot of intake ventilation and one square foot of exhaust ventilation. We will work with you to understand your specifics and recommend appropriate ventilation.

How do I know if the insulation needs to be changed or upgraded? top2

Insulation should be changed or upgraded if it is wet, does not meet existing building codes for the area, or if the existing insulation is damaging the structure (rusting metal decking, etc.). It also increases savings on utility bills.

Should I have my chimney looked at before I have roof work done? top2

If the chimney requires any maintenance or repair, the best time to work on it is before a new roof is installed. Coordinate the chimney mason with the roofing contractor and yourself to make sure all chimney repairs are completed properly before the new roof is installed.

Do my solar panels have to be removed to install the new roof? top2

Although there are rare exceptions to the rule, most solar panels are either bolted to or mounted on the existing roofing material and must be removed before a new roof can be installed.

What are the pros and cons of asphalt shingles? top2

Asphalt shingles (composition) are the most popular of roofing materials. They offer a home good protection, and they come in a variety of shapes, styles and colors. Asphalt shingles typically protect your house from 30 to 50 years depending on the quality of material and installation. They are relatively easy to repair.

Is there something that is more fireproof than my cedar shake roof? top2

Cedar shakes are being replaced with a more modern and fireproof concrete tile and fiberglass shingles. Please give us a call to discuss the best options available.

Should I slope my flat roof? top2

Sloping should be considered if the existing structure causes the roof to pond for a prolonged period of time. If ponding occurs for a prolonged period of time, and extra drainage cannot be added, then the extra cost for sloping a roof should be considered. In order for certain flat roofing systems to meet manufacturer’s extended warranties sloping is a must. Give us a call or check with your particular material manufacturer if you have any doubts.

Roof Maintenance

Is there anything special I need to do to keep my flat roof in good shape? top2

Flat roofs have distinctive problems. They puddle water and hold debris (leaves). Because water doesn’t run off of flat roofs, there is no margin for error. Debris should be regularly removed and drains kept open. We recommend setting up regular roof maintenance and have a specific program in place for flat roofs. Please call us for details.

What should I do when my roof gets dirty?  Is roof maintenance really important? top2

Routine maintenance extends the life of your roof. The National Roofing Contractors Association states: “…once the roof is installed, nothing is more critical to its long-term performance than establishing a program of regular inspections and proper maintenance”. If you perform regular preventative maintenance you can in some cases double the life of the roof system. Eastwind Roofing offers routine maintenance programs. Depending on your specific situation and roof type, we will remove leaves and debris; clean and coat your roof; and periodically check your roof for leaks. We recommend you do this twice per year. What benefits are there in cleaning my tile roof? top2

Tile roofs have their own specific needs. Moss, mold, lichen or debris:

  • Cause erosion of the tile surface
  • Retain water therefore leaving your roof damp
  • Block up water channels in the tile overlaps and can cause leaks
  • Look unsightly – a roof kept clean adds value and good looks to your property

Can you walk on my tile roof without damaging it? top2

Of course — we have fully-trained servicemen that are experienced in all areas of tile roofing maintenance. It is both common and costly to repair broken tiles on roofs that have been walked on by an untrained professional.

What to Expect During your Project

How do I select the best roof system for my project? top2

Our team of roofing specialists is experienced in the latest products and technology. They can quickly assess your roof condition and present the most efficient and economical options for you.

How soon can you start? top2

It takes anywhere from a couple of days to a couple of weeks to complete the testing, engineering and permit application. Once we finalize the contract, we immediately get your work scheduled.

How many workers will you use on my roofing project? top2

Our goal is the same as yours – to complete the project with optimal results in the least amount of time at the right cost. With that in mind, we will provide the right number of technicians to complete the job.

When do I pay for my new roof or for roofing repair? top2

We ask for 10% of the total cost at signing of the contract, a payment when the materials are delivered and placed upon the roof, a process payment for longer projects, and final payment at completion of the project and acceptance by the customer.

How do you schedule your material deliveries? top2

Working closely with your on-site contact, we will schedule delivery dates and times that are suitable for both parties.

How do you handle clean up? top2

We take great pride in the work we perform. This includes both a daily and end-of-work clean up. At the end of each work day, we arrange the trash into piles and straighten the area. At the end of the job, we remove all trash, clear out the gutters and use magnets to pick up any nails that may have fallen to the ground.

Why is my gutter overflowing? top2

The usual cause of overflowing gutters is debris clogging the flow of water. This is most common at corners, intersections of gutters and downspouts and in heavy leaf flow areas. Call us and we’ll fix the clog and clean out all of your gutters and downspouts.

How often should I clean my gutters? top2

We recommend a full gutter and downspout cleaning two times per year in the last fall/winter and again in the early spring. If you live in a heavily wooded area, you may need additional services throughout the year. We offer a comprehensive Roof Maintenance Program.

How do I keep leaves and debris from clogging my gutters? top2

We recommend the GutterGlove System to prevent the debris from ever entering your roof’s gutter system. We’ll include a gutter cleaning with the installation, so you’ll start off clean. Please call us for a quote.

My downspout has pulled away from my house and is no longer draining properly. What should I do? top2

Call us and we’ll come out right away to re-attach it for you. We’ll also make sure it is properly aligned with the rest of your drainage system for proper functionality.

What can I do to keep my attic space and/or home cooler in the summer months? top2

There are several varieties of roof vents and attic fans that will remove most of the hot air from your attic space and keep your home cooler in the summer months. Your home’s insulation plays a major role in interior temperature. Generally anything you can do to reduce heat in the summer will save money on your energy bill.

Is there anything I can do to save money on my energy bills? top2

Cool Roof Systems combined with additional roof-top insulation you can make a major impact on your energy bills. In most cases, these systems also qualify for a PG&E rebate. A cool roof is highly reflective and doesn’t absorb as much heat. When you install a cool roof it’s possible to get a PG&E rebate based on the square footage of your roof. PG&E frequently offers rebates on insulation and other home energy efficiency improvements.

Will a metal roof affect my heating bill? top2

Not really – metal cools as fast as it is heated and below-roof elements (air space, duct work, roof decks) also take as much time heating up and cooling so the entire effect is nullified and there is no affect on the heating bill.

How much insulation do I need? top2

If your home has a pitched roof and an open attic, the insulation should be applied in the attic. Inspect the existing insulation to determine your needs. Your roof or ceiling needs at least an R-45 insulation (though an R-60 isn’t too much). If it has less, then add enough insulation to perform to the recommended amounts. Your payback will be short.

If your roof is tall enough, installing extra insulation isn’t usually a big deal. The most common solution is to blow enough loose-fill insulation (e.g. fiberglass) into the attic and roof cavities. If you have a flat roof, or if your home has a vaulted or cathedral ceiling, then the issue may be more complicated.

If the roof decking is the ceiling, insulation can be added in the form of rigid insulation on top of the decking rather than soft insulation in the attic.

What are the benefits and costs of installing solar? top2

By investing in solar, you will lock in a fixed rate for about 20 years, offering a hedge against rising electrical rates. The cost to install solar is significant, but there are substantial government incentives and tax credits available of offset the initial investment. Industry experts say the average payback is 6-12 years for a purchased solar system. The best time to install solar is during a roof replacement. Please call us for more details.

Will solar increase my property value? top2

Yes. According to real estate appraisers, for every $1 of electricity that you offset through solar, it will increase the value of your home by $20.

How do you price your lighting installation and removal service? top2

After a short meeting with you to understand the project, we’ll evaluate the quantity of lights to install, access, complexity of job, and slope of roof. From there, we can give you an accurate cost estimate.

When will you come and remove the lighting? top2

We’ll work with you to schedule a convenient time. Removing the lights usually involves less time than installing them.
